9 Easy Steps to Renting your Austin Rental Property!

Austin , TX is a great place to live, and I want to help you rent your house! My fees are inexpensive, highly competitive, and simple to understand. Be prepared to be highly satisfied.  I’m not interested in trying to impress you; I’m interested in renting out your Austin Rental property quickly to a qualified tenant that you approve.

How will I help you lease your Austin Rental Property? I will tell you what I'm going to do. Then I will do what I told you, and you will SEE that I did exactly what I said I would do. 

1. Do an analysis of your property to determine market rents.
A.
Review active properties that are currently for lease to determine inventory levels. I examine the price range of existing homes and length of  time on the market.
B. Review pending properties that are currently in the process of being leased to determine market trend in a community. I examine the price range of these properties and length of time on the market.
C. Review recently leased homes to determine the rate at which homes are being leased. I examine the price range and length of time on the market. 

2. Prepare a lease listing agreement.
A. This is the agreement that gives me permission to market your home for lease.
B. It outlines when the agreement ends.
C. This outlines what I charge for my services. (My services are highly competitive, fair, and are one of the best values around Austin , Texas .
D.
If the tenant is represented by another agent, I pay part of my listing commission to the agent. (You do not have to worry about paying any fees other than what you pay me.)

3. Begin an aggressive online marketing campaign to locate tenants.
A. I take all the pictures of the home unless you can provide me with pictures. (I ensure high quality pictures are taken. ( I remove all distracting items such as cars, garbage cans, trash, etc and ensure that it is on a day with a clear blue sky)
B. Place home on the MLS for lease. (The vast majority of homes lease through the MLS in Austin .)
C. Place home on my website www.pollets.com which receives high traffic volumes.
D. Place advertisement on Craigslist. (I renew the ad every 3 to 5 days.)
E. Place advertisement on www.trulia.com.

4. Place a sign in front of the property.
A. The sign has my website address on it.

5. Screen leads and show the property to prospects.
A. I answer my phone from 7:30am to 10:00pm nearly every night. I’m available and screen all of the calls that come in.
B. Qualify leads and schedule showings to prospects.

6. Process the rental house applications.
A. Verify rental history and employment history. (I receive oral and written documentation that I present to YOU—the owner.
B. I run a National Criminal Report and Credit Report from Equifax.
C. I present all of the information, and YOU are the one that makes the decision. I can provide you advice and my best good faith opinion, but I don’t assume liability for the tenant.  I am a licensed REALTOR and bound by certain legal and ethical standards.

7. Prepare lease agreement and represent you.
A. I prepare the lease agreement and represent YOUR best interests. However, I am always fair to the tenant. This cultivates respect in the tenant and makes for a good working relationship between the tenant and owner.

8. Deliver to you the first month's rent and security deposit.
A. Security deposit is always in certified funds such as cashier’s check, money order, or cash.
B.
First month’s rent is always in certified funds as well.  

9.  Work with tenant to complete the Inventory and Condition Form.
A. I always work with the tenant so that they complete the inventory and condition form. This documents what items are present or missing from the home. The condition portion allows them to document any defects on the property.

     Throughout the entire process, I will provide at least weekly reports on the status of renting your Austin Rental House. I understand that vacancies cost you money, and you have my commitment that I am doing everything possible to find a qualified tenant. While I cannot guarantee finding a tenant, I can promise that it is NEVER due to incompetence on my part.  I will offer advice that I believe is highly professional and will result in the maximum amount of money in your pocket.  I want to establish a satisfied client who will use my services for years to come as well as recommend me to other trusted friends.
